Summary
We were called to investigate reported nighttime activity inside a residential structure. Our inspection confirmed mouse activity within the home. A licensed exterminator carried out interior treatment followed by exterior exclusion work to address identified entry points. A final visit confirmed the activity had stopped and the exclusion was effective.
Background / Property Context
The property is a semidetached, three-storey residential structure with multiple exterior transitions, including foundation lines, wall penetrations, vents, and a wrap-around deck. These features can create concealed gaps where rodents may gain access if materials deteriorate or settle over time.
Customer Concern
The homeowner reported hearing activity inside the house during nighttime hours and was concerned about potential rodents inside the living space.
Inspection & Findings
During the initial inspection, signs consistent with mouse activity were identified inside the home. Exterior inspection identified several vulnerable areas, including gaps at wall vents, sealant deficiencies around window and door frames, and openings at the foundation and garage interface that could allow rodent entry.
Photos provided show:
- Gaps along foundation and masonry transitions near grade
- Openings at garage framing and door trim interfaces
- Interior wall voids with visible access gaps
- Wall vents without protective screening prior to exclusion
- Wall vents after installation of galvanized steel mesh cages



Cause Analysis
Mice are capable of entering structures through very small openings, often exploiting gaps created by building movement, aging sealant, or unprotected vents. In this case, multiple exterior penetrations and deteriorated seals provided access points. The surrounding residential environment and structural complexity increased the likelihood of rodent pressure on the building envelope.
Treatment / Removal
On Visit 1, a licensed exterminator performed an interior mouse treatment in accordance with Ontario Ministry of the Environment guidelines. Tamper-resistant bait stations containing commercial-grade rodenticide were placed in areas of confirmed activity. This treatment targets mice feeding repeatedly before returning to nesting areas.
Exclusion & Repairs
On Visit 2, after approval, exterior exclusion work was completed. This included:
- Sealing two wall vents using galvanized steel mesh cages to prevent rodent entry while maintaining airflow
- Applying professional-grade caulking to window and door gaps identified during inspection
All materials were installed to withstand exterior conditions and prevent future rodent access.



Outcome & Confirmation
During Visit 3, the homeowner reported no further activity in the attic or living areas. Inspection confirmed the exclusion work remained intact and effective. No additional signs of mouse activity were found inside the structure. As a preventative measure, exterior bait stations were installed to manage rodent pressure around the property perimeter.
