Summary

We responded to reports of nighttime attic noise at a two-storey residential property in Milton. Our inspection confirmed raccoon activity entering through a soffit intersection along the roofline. A two-visit, humane removal process was completed using one-way door installation, followed by permanent exclusion and confirmation of no further activity.

The property is a brick, two-storey home with an attached garage and multiple roofline intersections. The work took place in April, and weather conditions did not restrict access to the roof or attic areas.

Customer Concern

The homeowner reported loud movement and disturbance in the attic during overnight hours, raising concerns about wildlife presence and potential damage within the roof structure.

Inspection & Findings

During the initial exterior roof inspection, we identified a clear entry point at a soffit intersection where building materials met at an angle. Interior attic inspection confirmed raccoon use of the space, including nesting material. Based on technician assessment, the activity pattern and location were consistent with raccoon occupancy.

Photos provided show disturbed insulation in the attic area, an open soffit gap at the roofline, and roof-edge conditions that allowed access. Additional images document the installation of a one-way door and reinforced screening along the soffit and roof edge.

Cause Analysis

Raccoons commonly target roofline intersections and soffit junctions, as these areas can loosen over time and provide elevated, sheltered access. The multi-level roof design created natural leverage points that allowed entry without ground-level damage. Once accessed, the attic provided warmth and protection suitable for denning.

Treatment / Removal

A humane, non-lethal removal approach was used. A one-way door was installed directly over the identified entry point, allowing adult raccoons to exit while preventing re-entry. As part of the process, the technician conducted a baby inspection within the attic and safely removed any immobile young encountered, following accepted wildlife handling procedures.

Exclusion & Repairs

After a monitoring period with no reported activity, the one-way door was removed. The entry area was sealed, and reinforced screening was installed along the soffit and adjacent roofline to prevent future access. All exclusion work was secured to match the existing structure and inspected for coverage and durability.

Outcome & Confirmation

At the final visit, the homeowner reported no further wildlife activity. All temporary devices were removed, exclusions were inspected, and no additional entry points were observed. The attic remained inactive following completion of the work.
